Kerjaya Prospek’s 64-storey mixed development at Jalan Puchong/Old Klang Road

A 64-storey mixed development has been proposed by developer, Kerjaya Prospek Prospek Sdn Bhd at Jalan Puchong (off Old Klang Road). The freehold site, measuring 5.1-acre, is located next to Tiara Mutiara. It was used to be a Malay kampung before the site was cleared.

The proposed mixed development will have 3 tower blocks built on top of a 11-storey podium. It will have one 25-storey block of office and hotel, two 52-storey blocks of serviced apartment with total of 1,199 units. The 11-storey podium will include 4-storey retail podium. It is unknown whether the retail podium will be a shopping mall or retail shops. Construction works is expected to commence in August 2017.

The skyline of this part of Old Klang Road/Jalan Puchong is set to change, with more and more developers eyeing for developments in this area. Surrounded by mature residential areas, this area is easily accessible as it is close to New Pantai Expressway (NPE) on the west and KESAS highway on the south. Awan Besar LRT station is located 4km away and the upcoming MRT2 – Kuchai Lama station, is 5km away. Other developments in this area include Tiara Mutiara 2 (expected completion in 4Q2017), The Nest, Citizen 1 & 2, Skyville (Benteng 8), The Sands and the recently completed Petalz residences. LTKM, a public listed eggs producer has also purchased a piece of land at Jalan Puchong for development in July 2016.

Kerjaya Prospek Group Bhd’s unit has won a RM64.22mil work of contract to undertake foundation piling works and associated sub-structure works for a proposed mixed development. The group said the contract was for foundation piling works and associated sub-structure works for proposed mixed development comprising of one block of 25 storey hotel and office building and two blocks of 53 storey service apartment building on top of 11 storey podium, one partial underground level and three storey basement on Jalan Puchong, of which is a development of KP Property. The construction works to be undertaken by KPSB is expected to commence on Aug 2 and due to be completed on Oct 1, 2018.
